Perkin House Office Rental

There are a number of offices in Perkin House that are available to rent, of varying sizes and locations within the building.  These pages cover details of the building overall and also provide office specific details.

Perkin House is owned by the Society of Dyers and Colourists, a UK registered charity (212331) that rents out parts of the large building that it does not use itself.  The building is located in Bradford (BD1) and sits on four roads – one down each side – namely, Grattan Road, Longcroft Place, Longlands Street and Providence Street.  A car park is available specifically for Perkin House users (with access barriers) on Longlands Street, opposite the building.  Parking is included in the rental charges although, for the benefit of all users, those parked not in designated spaces may incur parking fines.  The building is also easily accessbile by bus or from either of the 2 Bradford train stations.

Rentable offices are located across the building with door entry on each side of the building as appropriate.

Rent includes:

  • Electricity and heating for general purpose usage (heavy electrical usage equipment by arrangement only)
  • Water charges
  • Rates
  • Public wifi in most areas
  • Car Parking (subject to availability)
  • CCTV access covering the car park and entrance doors and exits
  • Door intercom that links to a phone number designated by the tenant for entry access
  • Access passes for controlled access to relevant areas of the building only (deposit charged on access passes)
  • Cleaning of communal areas
  • Building insurance
  • Signage in appropriate entrance area so your visitors / deliveries are aware they are at the correct entrance

Leases are typically provided on a 2 year basis, with a break point clause at 1 year.  Lease Agreements require the tenant to be a registered entity (charity or company) and rent payments are made in advance by direct debit payments (through Stripe).  A deposit is required and, subject to status, may be up to 3 months rent.  Monthly rental charges are comprised of Ground Rent plus a monthly Service Charge which covers utilities etc (all the items in the above bullet point list except deposits for access passes and initial signage charges to cover printing of organisation name/logo).
